This is a fully buildable plot of land, from which a forested section has been removed, leaving a remaining area of 11,246.33 sq.m. for development. It is located in an out-of-plan area, outside the settlement boundaries and ZOE (Zone of Environmental Protection), while it is 157 meters from the sea and 400 meters from the nearest settlement of Mesaria. The building regulations and land uses are defined by Presidential Decree 10.5.2002 as follows: For the construction of residential buildings, shops, recreation buildings, and offices: The maximum buildable area is 150 sq.m. Buildings must be single-story, with a maximum allowable height of 4.50 meters. For the construction of tourist facilities: The maximum permitted volume of the architectural complexes per plot must not exceed 4,800 cubic meters, or alternatively, the maximum buildable area is 1,500 sq.m., measured from the natural ground level. Tourist facilities must be in the form of bungalows, and any two-story sections must not exceed 30\% of the total built area, with a maximum overall height of 7.50 meters.
